ENECHANGE joins Property Business Network; ENECHANGE EV Charge and Vacancy Energy Connection Service featured to approximately 2,000 rental property management companies
ENECHANGE Ltd. (Head Office: Chuo-ku, Tokyo; CEO: Tomoya Maruoka) has joined the Property Business Network (Location: Chuo-ku, Tokyo; Chairman: Osamu Miyoshi; hereinafter: “PBN”), the largest business association in the rental management industry. ENECHANGE will propose the ENECHANGE EV Charging and the Vacancy Energy Connection Service as the association’s recommended products and services to the approximately 2,000 leading nationwide rental brokerage and management companies that are members of the PBN.
Background
The Government has set a target of 100% electric vehicles in new passenger car sales by 2035, and has indicated that it will increase the installation of EV chargers to 300,000 units by 2030 to achieve this target. In particular, the public and private sectors are working together to focus on basic charging in housing complexes, with the national and some local governments increasing their budgets for subsidies compared to the previous year, on the grounds that it is necessary for the convenience of tenants and to improve the property value of properties.
It is expected that the availability of EV chargers will become an important criterion in the selection of housing in the future, as the installation of EV chargers will not only improve the living environment of flats, but also maintain and increase property values.
Overview of the partnership
The PBN was established in 1991 by a number of leading rental housing management companies from across the country with the aim of modernising the management industry, protecting tenants, improving convenience for landlords, and developing the business of member companies. It is one of the largest business associations in the rental management industry, with approximately 2,000 of the nation’s leading rental brokerage and management companies as members, 3,500 outlets and 4 million units under management.
ENECHANGE joined the PBN in October 2024 and has introduced its EV charging all-in-one service “ENECHANGE EV Charge” and DX service “Vacancy Energy Connection Service” to member companies nationwide as the association’s recommended products and services. With the spread of EV charging facilities in rental housing becoming increasingly active, we will promote the development of a comprehensive EV charging infrastructure throughout Japan.
ENECHANGE EV Charge plans for condominiums and monthly parking lots
ENECHANGE EV Charge offers a plan that makes it possible to install EV charging stations in parking lots and monthly parking lots in apartment blocks at no cost, with no monthly fees or electricity charges, by making use of government subsidies and ENECHANGE’s installation support funds. We will continue to promote the development of EV charging ports in apartment blocks, and also contribute to increasing the asset value of apartment blocks.
Overview of Vacancy Energy Connection Service
The Vacancy Energy Connection Service involves us managing the complete application process for both connecting and disconnecting vacant properties. For properties meeting the criteria, we cover the electricity bills during the vacancy period.*1 By digitalizing the connection and disconnection operations for property management companies, we strive to alleviate their workload and achieve electricity cost savings.
・ENECHANGE reduces the burden of invoice processing work.
This reduces the burden of processing electricity bills for each room and reduces the workload of property management companies.
・ENECHANGE pays the electricity bill when the room is vacant.
ENECHANGE pays the electricity bill when the room is unoccupied. This helps property management companies to reduce their costs.
・Simplification of connection transfer procedures.
When a tenant moves, the management agency informs ENECHANGE to have the energy supply connected or disconnected, and the burden of filling in cumbersome contract and billing information at the time of application is reduced.

ENECHANGE EV Charge
ENECHANGE has been providing the EV Charging Service since November 2021 to contribute to the realization of a decarbonized society. ENECHANGE EV Charge is an EV charging service that installs 3kW/6kW Level 2 charging ports at commercial facilities, accommodations, offices, and condominiums nationwide. It offers plans with zero installation and monthly fees, and is the choice among many businesses for its total support from installation to operation.
ENECHANGE also has the No.1-downloaded* free app to allow for easy checking of charge port availability and conducting charging sessions and payment processes. Additionally, it enables searching for charging ports from ENECHANGE and other companies. By registering the vehicle model, it can display the difference between charging costs and gasoline costs, and suggest the optimal charging plan.
In addition to app payments, where the user only pays for the amount charged, charging cards provided by e-Mobility Power and various automobile companies are also available. Furthermore, the “ENECHANGE Passport”, flat-rate subscription plan of 2,980 yen (tax included) per month, allows multiple charges during daytime hours and offers significant economic benefits especially to EV users without home charging facilities.
