(Head office: Minato-ku, Tokyo; President and CEO: Akihiro Nagashima) have formed a business alliance and will start offering ENECHANGE’s Vacancy Energy Connection Service to real estate companies that use ITANDI’s digital transformation (DX) service for real estate leasing from January 2024.

Background

Property management companies are responsible for ensuring that electricity is available in properties that become vacant after a tenant leaves. Minimal lighting and electricity may be required to view the property, and the property management company must keep the property connected until the next tenant moves in. However, many property management companies oversee a large number of properties, ranging from thousands to tens of thousands.The procedures that occur each time a tenant moves into or out of a property, and the associated processing of electricity bills places an additional operational burden on the property manager.

Overview

ENECHANGE and ITANDI have formed a business alliance and begin to introduce our Vacancy Energy Connection Service to property management companies where ITANDI’s DX services for property rental operations are provided.

ENECHANGE and ITANDI have been in a business alliance since November 2021, and have worked to improve convenience for tenants by offering services to those who have agreed to move in through ITANDI’s ‘Moushikomi Uketsuke Kun’. The two companies have now decided to form a further business alliance with the aim of expanding the share of services by utilizing the strengths of both companies.

Vacancy Energy Connection Service enables property management companies to apply for the connection or disconnection of vacant properties, with ENECHANGE paying the electricity bills of properties that meet the requirements during the period of vacancy (*). The time-consuming application procedure for connection and disconnection can be completed with a single click on the website.

By January 2024, we plan to launch the Vacancy Energy Connection Service system, which will enable us to centralize the management and procedures for connecting and disconnecting properties, and will link the lease contract information of properties registered on ITANDI’s ‘Moushikomi Uketsuke Kun’ to ours. We will enhance convenience by streamlining operations such as the input of property information.

In the future, we are also considering providing services such as supporting tenant management for property management companies by analysing electricity data from smart meters in properties linked to ITANDI.
